Estate In Alamo
Alamo Estate
When looking into buying an estate or larger home, there are many things to
consider that might not be as important with smaller homes.
A larger home means a larger investment; and generally a lot more land. While
it is hard to see how the added space and privacy of an estate could be anything
other than luxurious, a lot of added time and effort is required for a home of
this magnitude. For instance, while you may have carefully calculated exactly
how much you can afford to spend on a home mortgage per month, have you thought
of the other monthly costs quickly accrued by a larger home: such as, the cost
of heating, cleaning and water?
Here are some things to think about that may increase the maintenance cost
and personal effort that are required for your estate.
Gardening Cost and Maintenance
Estate homes often have acres of land that require tending, watering and
maintaining. You may have to employ a number of people to take care of your
grounds, and their fees added with the price of water, fertilizer etc. could end
up being close to the amount you pay for your monthly mortgage!
Cleaning Costs
Cleaning can be overwhelming in a larger property with a lot of square footage
and you may require a maid service which can quickly become expensive. Does this
fit into your budget?
Age of Home
How old is the home you are considering? Estate homes are often older homes that
may require more maintenance than a regular home. Problems associated with old
plumbing alone can be costly and frustrating. If you know you will not be
comfortable without newer amenities such as central air and heat, factor in the
amount it will cost to update the estate you are considering before making an
offer. A newer home may be a better fit for you!
Relocation
Are you moving from a home smaller than the one you are considering. Have you
factored in the price of furniture needed to fill your home? Living in an empty
home can take away some of the luxury you were hoping to find in an estate home.
Amenities
Does the house have a pool, an orchard, an aviary, a greenhouse? All of these
things can greatly add to the value (both personal and financial) of a home,
however they can also add to the monthly cost. Amenities such as a pool or
greenhouse require regular maintenance and up keep.
Inspections
As with any home, it is important to make sure that the home you are going to
buy has no major faults such as foundation defects or termite damage. Make sure
that your offer is contingent on an inspection by a professional. With estate
homes, the same problem as found in a smaller home will cost you a lot more to
fix on a grander scale.
As you can see, it is not just the cost of buying an estate home that you need
to factor into your budget, but also the cost of maintaining it. Estate
homes can be wonderful investments and a great lifestyle change. The
luxury of extra space, tons of amenities, and added privacy is something that
many people dream about but few can afford.
Do not make any rash decisions about an estate home, do the necessary
research and employ professionals to guide you through the process. A real
estate agent can help you to cover your bases and make a sound financial
investment on a home that you will enjoy for many years to come!
